1. What is a flat fee MLS listing and how does it work?
A flat fee MLS listing allows you to list your home on the Multiple Listing Service (MLS) for a one-time fee instead of paying a full commission. This gives your property exposure to buyers and agents while helping you save on listing costs.
2. How can I save money with your 1% full-service listing?
Our 1% full-service listing provides the same professional services as traditional agents—such as marketing, negotiation, and support—at a significantly reduced commission rate. This helps you keep more of your home’s equity when you sell.
Let’s assume you sell your home for $500,000 using a typical 3% agent:
- Traditional agent (3%): Pay $15,000
- Hawkins Realty (1%): Pay only $5,000
- Your savings: $10,000
I do charge an administrative fee of $500 to cover advertising costs, professional photos, sign posts, and lockboxes. Most real estate agencies charge more than $1,000.
3. What services are included in your 1% full-service plan?
Our 1% full-service model (plus a $500 administrative fee) includes MLS listing, professional marketing, open houses, professional photos, 360° tours, pricing strategy, showing coordination, offer negotiation, and guidance through closing.
You receive full representation while paying less than a typical commission. Full service offers more personalized and hands-on support, while flat fee MLS plans provide virtual support only. We do not visit the property under flat fee MLS plans.
4. Can I sell my home without paying a traditional 6% commission?
Yes. With our flat fee MLS and 1% full-service options, you can avoid paying the traditional 5–6% commission. We offer flexible solutions that allow you to choose the level of support you need while saving money.
5. What is the difference between a flat fee MLS and a full-service listing?
A flat fee MLS listing is a more hands-on option where you manage parts of the sale yourself. A full-service listing includes professional support throughout the entire process, from pricing and marketing to closing.
Under the flat fee model, we do not visit the property or host open houses.
6. Do I still need to pay a buyer’s agent commission?
In most cases, sellers still offer a commission to the buyer’s agent to attract buyers. However, you can control that amount, and we can help you determine what is competitive in your market.
Commissions are no longer displayed on the MLS. Regardless of the amount listed in your agreement, the final commission is negotiated at the time of the offer.
7. What property management services do you offer?
We provide limited-service property management, including tenant placement, assistance with rent collection, maintenance coordination, and general property oversight. Our goal is to make owning rental property as stress-free as possible while allowing landlords to maintain control.
We do not hold security deposits or collect rent payments—those go directly to you. We serve as the primary point of contact for tenants and coordinate with you on all issues, including maintenance and HOA matters.
8. How do you find and screen tenants for rental properties?
We use a thorough screening process that includes background checks, credit evaluations, employment verification, and rental history to help place reliable tenants.

I market your property on the MLS, social media, Craigslist, Zillow, my website, and many other platforms. I also offer 360° tours—something many agencies do not provide.
9. How much does property management cost?
The property management fee is a flat rate of $150 per month. I do not charge a percentage of the rental price—just one affordable flat fee for everyone.
